Landlords will need to apply for a mandatory HMO license for their rental properties come 1st October 2018. The definition of a home that requires a mandatory license has changed to include properties which house five or more tenants, not from the same family, who share a kitchen and a bathroom. This replaces the three storey rules currently in effect and is applicable to living accommodation which is a converted building or has self-contained flats.

The definition of the size of bedrooms has also been amended and landlords will be responsible for providing bins and storage space for household waste.

Landlords who have not applied for the license by the October deadline could face criminal prosecution and fines of £30,000.
